Scope of Works
StanLil are the main contractors on a new cladding project in Basingstoke. This is a high-risk project working adjacent to the railways and water courses.
Our remit is to remove all the non-fire rated cladding including all balcony areas and replacing it with a like for like A1 rated fibre cement cladding system, including all new fire barriers and helping hand system.
The development includes 3 blocks known individually as Elm block, Cherry block and Holly block which contain 248 units. To the north of the site is a railway line and to the south a wooded area. Basingstoke railway station is a 5-minute walk away.
Opportunities and Challenges
The project has some difficult challenges, in that the owners and tenants will remain living in the apartments during the progression of the works.
The scaffolding and hoists will be erected and dismantled in a planned manner so as to minimise the disruption to the owners and tenants.
The Trespa Meteon cladding to be removed is located on the external elevation of the top two storeys of each block (white panels as per the photo below). In addition, on each block there are external balconies with timber decking, the removal and replacement of the decking is also included in the scope of works. The balconies with decking are located on each floor of all three blocks.
The balconies with timber decking are semi-circular in nature and can be seen on each elevation as per the above photo.
Health & Safety
Safety is paramount in the execution of the works and the StanLil logistical implementation plan ensures that owners and tenants are kept safe and clear from any areas of facade which are being worked on until such time as those areas are once again made safe and works are completed.
StanLil operatives safety is also of prime importance during the execution of the work, and the scaffold access is maintained as a fully boarded, fully sheeted and enclosed handrail area with gated access where required.
Peace of Mind For Residents
Once works are completed the client satisfaction level will be high, not least through having achieved the certification of an EWS1 Certificate which will allow all owners and tenants to secure market value prices for their properties.
The residents will sleep safe knowing that they now have a building that conforms with the current building regulations and the design and materials are compliant with the relevant construction industry standards.
Throughout the works, we are also liaising with the Estate Team and residents regularly to ensure minimal disruption.
